Linville Team Partners Selected to Lease the US Trust Building
April 13, 2015
The Simpson Organization, an Atlanta-based private real estate investment company, has recently purchased 301 N. Elm Street and has selected Linville Team Partners as the exclusive brokerage firm for the building; a high profile 168,500sf Class-A office building located in downtown Greensboro.
301 N. Elm is an ideal address in Greensboro’s central business district and is a core asset in the downtown office market. The property is located in the heart of large scale growth around downtown including views from the building that overlook the construction of The Tanger Center for the Performing Arts, LeBauer Park and several mixed-use, apartment, and office developments surrounding Newbridge Bank Park.
“Our firm is thrilled to represent such a key building in downtown Greensboro,” said Rich Mossman, Partner with the commercial brokerage firm Linville Team Partners. “Since The Simpson Organization purchased the building we have seen a spike in activity to tour the space. When you look at what's occurring around the building, with The Tanger Center for the Performing Arts, LeBauer Park, and Roy Carroll’s development, this building has some fantastic promise and potential over the next couple of years. It will be vastly different than it is today.”
The US Trust building offers flexible floor plans, convenient parking and an abundance of neighboring amenities that make this an attractive office location for a wide variety of tenants. Linville Team Partners is working with the owners to rebrand the building. They are working towards substantial interior improvements to the building. Currently the top two floors are available with naming and signage rights to the building.
“They set up an appointment to meet with us, came here and made their presentation, and we were very impressed," says Crystal Hall with The Simpson Organization. “We ultimately viewed them as a great partner for us in downtown Greensboro”.
Rich Mossman and Coleman Team will be representing The Simpson Organization in the leasing of the US Trust building.
